Appraisal Report: Intended Use

The intended use of the appraisal report will always be stated in the report. Some examples of intended uses are:

  • Mortgage finance transaction

  • Legal purposes 

  • Estate planning purposes

  • Tax appeal

  • Purchase transaction negotiations

  • Personal knowledge of property value

Intended Use: “The use or uses of an appraiser’s reported appraisal … opinions and conclusions, as identified by the appraiser based on communication with the client at the time of the assignment.” Source: USPAP, 2014-2015, U-3.
