Appraisal Report: Intended User

The intended user of an appraisal report is typically the “client” and any other user(s) identified by the appraiser in the appraisal report. For mortgage purposes, the homeowner is not usually identified as an intended user.

Intended User: “The client and any other party as identified, by name or type, as users of the appraisal … report by the appraiser on the basis of communication with the client at the time of the assignment.” Source: USPAP, 2014-2015, U-3.
