The Residential Appraisal Report – Reconciliation Section

The reconciliation section of the appraisal report indicates the appraiser’s value conclusions for each method applied in the appraisal report.

This section also gives important information such as the final opinion of value and the effective date of the appraisal. In addition, it specifies if your property was appraised “as-is” or “subject to” some condition. “Subject to” conditions are typically related to mandatory repair items or necessary inspections.
