All appraisers are subject to a strict ethical rule of conduct. One such rule that’s very important is the confidentiality rule. According to the Uniform Standards of Professional Appraisal Practice (USPAP), 2014-2015, an appraiser must not disclose confidential information or assignment results to any person(s) other than the client or those authorized by the client… 

For instance, when getting an appraisal for the purchase of a home, the Lender is typically identified as the client in the appraisal report. Although you pay for the appraisal, the Lender is the only client and intended user for that report.
